The Challenge

The UK’s largest property management company needed guidance and support in registering over 150 buildings with the Building Safety Regulator (BRS).

The Building Safety Act 2022 stipulates that high rise residential buildings over 18m or seven storeys in height needed to be registered with the Regulator by 1st October 2023. Failure to comply with this requirement would result in the building’s Principal Accountable Person facing significant sanctions, including prosecution.

The Solution

Innovus was asked by the property management company to take on the work on their behalf.

Our team of experts:

  • Worked closely with several legal professionals to confirm the legal / management / ownership structure to ascertain who was responsible to register the building
  • Digitally measured all the buildings to confirm if they were over 18m in height and would need registering
  • Liaised with the property management company and Resident Management Company Directors at each development to gather all the information required for registering the buildings
  • Engaged third party contractors to obtain any missing information where required

The Result

The successful registration of 100% of the buildings before the deadline.

Innovus Director of Building Safety Sara Davies says: “Our Building Safety team has a wealth of specialist knowledge within this ever changing and complex area.
